One Annual Fee Covers Heating, AC, and Plumbing. Priority Dispatch. Repair Discount. No Diagnostic Fee.
The cheapest service call is the one that prevents an emergency. JM Heights’ Comfort Club covers your home’s heating, AC, and plumbing systems on one annual plan: scheduled tune-ups, priority dispatch year-round, no diagnostic fee on plan visits, and a discount on parts and labor for any repair. The plan economics work for almost every homeowner with a typical NJ house, and the priority dispatch on the coldest nights is the real value. NJ Plumbing License #12023 and NJ HVAC License #9370, family-owned since 1969.
What the Comfort Club Covers
Spring AC Tune-Up Full ACCA-standard checklist on the cooling system: refrigerant pressure verification, electrical and capacitor check, condensate drain clear, coil clearance and condition, blower amp draw, thermostat calibration, and safety controls test.
Fall Heating Tune-Up Full ACCA-standard checklist on the heating system: combustion analysis on gas equipment (CO, O2, stack temp), heat exchanger inspection, ignition system check, gas pressure verification, blower and circulator inspection, expansion tank and zone valves on boilers, and thermostat calibration.
Annual Plumbing Inspection Whole-home plumbing walkthrough: water heater anode check and flush recommendation, shutoff valve operation, supply line condition, sump pump test (where present), water pressure verification, and visible leak inspection.
Priority Dispatch and Member Pricing Year-round priority on the dispatch board, even on the coldest nights. No diagnostic fee on plan visits. Discount on parts and labor for any repair (in addition to flat-rate pricing). Member rates on equipment replacement quotes.
Why North Jersey Homeowners Join the Comfort Club
Plan economics work for most homeowners. The annual fee covers two scheduled tune-ups (spring AC and fall heating), the diagnostic fee on plan visits is zero, and the parts-and-labor discount applies to any repair the plan member calls in. For a typical NJ home with both heating and AC, the plan pays for itself the first time something needs repair.
Priority dispatch is the real value. On the coldest night of the year, when the no-heat call queue is full, plan members go first. Same on the hottest day of the summer. The dispatch priority alone is worth the plan for many homeowners.
Manufacturer warranties stay intact. Most furnace, boiler, AC, and heat pump warranties require documented annual service by a licensed contractor. Skipping the tune-up to save the visit fee can void the warranty on the next major repair, which is the most expensive consequence of skipping maintenance. The plan keeps the documentation on file.
One contractor, three trades. Plumbing, HVAC, and heating all under one license stack and one annual plan. You don’t coordinate three separate contractors or three separate maintenance schedules. Single point of contact for the home’s mechanical systems.
Three generations of NJ license work. NJ Plumbing License #12023 and NJ HVAC License #9370. Family-owned in Bergen and Passaic since 1969.

Frequently Asked Questions
1. How much does the Comfort Club cost? Plan pricing varies by the equipment in your home (single-furnace + AC vs multi-zone vs additional equipment like a boiler or tankless water heater). We’ll give you the exact annual fee at signup. The plan is designed to pay for itself on a typical service year through the diagnostic fee waiver and the repair discount alone, with the priority dispatch as the bigger value.
2. What’s the repair discount? Plan members get a discount on parts and labor for any repair, on top of the upfront flat-rate price. The exact discount is set at enrollment. The discount applies to any service call we run for the member, not just the scheduled tune-up visits.
3. Do you have to be home for the tune-up visits? Yes, an adult needs to be home to provide access to the equipment and confirm the work. We schedule both the spring AC visit and the fall heating visit ahead of time so you can pick a window that works.
4. Can I add equipment to the plan if I install something new? Yes. If you replace your furnace, add a heat pump, install a tankless water heater, or otherwise change the home’s mechanical equipment, we update the plan at the next renewal (or pro-rate the addition mid-year, depending on the change).
5. Does the plan cover commercial properties? Comfort Club is the residential program. Commercial buildings run on a separate commercial preventive-maintenance contract structured around the property’s specific equipment and tenant needs. Commercial PM details →
6. What if I miss a scheduled tune-up? We schedule the visits and reach out to coordinate. If you miss a visit, we re-schedule, no penalty. The plan stays in effect, and you still get priority dispatch and the repair discount.
7. Can I cancel the plan? Yes, the plan is annual and renewable. There’s no long-term commitment beyond the current year. Most homeowners renew, but the plan is at the homeowner’s option each year.
